With the majority of millennials wanting to live in an urban setting and retiring boomers moving out of the suburbs to be closer to urban attractions, the downtown population of Grand Rapids has grown by 188 percent in the last 20 years. Most of the construction for new residential apartments in the downtown area has been predominately through the renovations and rehabs of existing buildings, making Arena Place one of the newest buildings downtown while also constituting nearly 10% of all downtown apartments in Grand Rapids.
The 11-story mixed-use facility features 100 new apartments, 100,000 square feet of office spaces, restaurants, and a parking structure. Because the building is structured for diverse uses, concrete slabs and load bearing metal stud framing among other structural systems were required in order to ensure the longevity of Arena Place. In order to prevent cracking from occurring due to building movement, Orion Construction chose Trim-Tex Wall Mounted Deflection Bead to protect the interior finishing against building movement.
Deflection commonly occurs in multistory buildings when joists, trusses or rafters bend under the weight of overloaded structures. Unsightly cracks along where the wall and ceiling meet are often a side effect of deflection. If left untreated, deflection can cause additional costs in maintenance as well as structural problems to a building.
Trim-Tex Wall Mounted Deflection Bead is designed with a flexible gasket that expands and contracts to protect the interior finish from cracks and damage. The bead also features a tear off strip to give your work a quality finish.
Trim-Tex Mud Set products were also chosen to extend the life of the building. Mud Set Low Profile Corner Bead was installed on corners to protect the interior finishing against the abuse of high traffic, keeping the building looking fresh for years to come. Mud Set Tear Away was also utilized to quickly finish around all windows while leaving a clean, finished edge.
